Step 1

Document existing conditions before demolition

Draw both rooms with wall dimensions, openings, ceiling changes, cabinets, fixtures, appliances, plumbing, electrical devices, lighting, exhaust routes, heat sources and visible damage. Photograph below sinks, around tubs and showers, at floors and at exterior penetrations. Record building age and previous alterations. A finish-only sketch cannot reveal whether the proposed layout depends on moving a drain, upgrading a circuit or repairing moisture damage.

Record: Dated existing-condition plans, photographs, observed defects, building age and investigation questions.

Step 2

Create dimensioned proposed layouts

Place cabinets, islands, appliances, plumbing fixtures, doors, shower glass and storage using actual contemplated product dimensions. Mark required working, opening and service clearances, countertop overhangs, filler panels, accessible goals and routes through each room. Identify every item whose selection controls rough-in. Do not order cabinetry or fabricate counters from a conceptual plan that lacks field-verified walls and appliance specifications.

Record: Proposed plans and elevations with product identifiers, clearances, rough-in points and unresolved selections.

Step 3

Measure finishes by purchasing unit

Record cabinet linear feet, countertop pieces and square feet, flooring square feet, tiled wall faces, shower-floor area, trim lengths and paintable surfaces independently. Include niches, curbs, benches, jambs and returns where they receive tile. Use exact carton coverage, slab constraints or cabinet proposal units rather than converting every finish into a room-square-foot rate.

Record: Component takeoff keyed to plan and elevation identifiers with actual product coverage or fabrication units.

Step 4

Define wet-area and ventilation assemblies

Identify shower substrate, waterproofing, drain, curb or curbless transition, penetrations, niches, movement joints, tile setting system and any test or inspection. Record kitchen and bathroom exhaust source, duct route, termination and makeup-air question where relevant. Tile quantity and fan purchase alone cannot establish water management or indoor-air performance, so keep assembly details and responsible trades visible.

Record: Wet-area system, compatible products, drain and penetration details, ventilation route, testing and responsible installer.

Step 5

Build coordinated utility schedules

List every sink, faucet, valve, drain, appliance, disposer, refrigerator, dishwasher, range, hood, receptacle, light, heater and fan with required water, waste, vent, gas, power and control information. Compare proposed loads and locations with existing services. State whether relocation, panel work, new circuits, shutoffs, vent changes and wall repair are included in trade quotes.

Record: Plumbing, electrical, gas and ventilation schedules with specifications, loads, routes and quote ownership.

Step 6

Separate room costs from shared costs

Assign cabinets and kitchen appliances to the kitchen, shower waterproofing and bathroom fixtures to the bathroom, then list shared design, permits, demolition mobilization, waste container, temporary protection, general conditions and overlapping trade visits at project level. Decide whether each shared item appears once or is deliberately allocated between rooms. This prevents two room calculators from both carrying the same fee.

Step 7

Compare quotes against one scope matrix

Issue the same drawings, schedules, allowance amounts, finish standards, demolition limits, work hours and owner responsibilities to each bidder. Compare quantities, unit rates, fixed prices, exclusions, alternates, lead times, supervision, permits, cleanup, warranty and payment terms. Re-enter documented local figures into the calculators rather than changing measurements until the model matches a preferred headline price.

Step 8

Plan procurement and decision deadlines

Identify field-measured items, long-lead cabinets, appliances, valves, tile, slab allocation, shower glass, lighting and finish samples. Record the latest selection date that preserves rough-in, fabrication and installation sequence. Confirm storage, damage inspection and return conditions. Budget contingency should not become a substitute for late selections or knowingly incomplete product schedules.

Record: Procurement log with product, approver, measurement dependency, order date, lead time, storage and inspection status.

Common failure modes

Catch mistakes before they become purchases.

Using one remodel price per square foot

Two rooms with equal floor area can have radically different cabinets, fixtures, wall tile, utility relocation, waterproofing, ventilation and finish quality.

Prevent it: Use area only for an early control budget, then replace it with measured components and documented local trade quotes.

Counting shared project costs twice

Separate kitchen and bathroom budgets may both include the same permit, container, protection, design visit or contractor mobilization.

Prevent it: Reconcile every line as kitchen, bathroom or shared and count or allocate shared items deliberately.

Ordering before rough-in coordination

Cabinets, counters, appliances and fixtures can arrive with clearances or connection locations that conflict with the constructed utilities.

Prevent it: Freeze product specifications and coordinated plans before rough-in, fabrication or nonreturnable orders.

Treating tile as waterproofing

Correct tile quantity can still cover an incomplete or incompatible wet-area assembly that leaks at drains, corners, penetrations or transitions.

Prevent it: Specify and inspect one compatible substrate, waterproofing and drain system independently from finish tile.

Hiding exclusions behind a contingency percentage

A reserve cannot make a known missing appliance, trade, permit, tax or finish scope part of the estimate.

Prevent it: List known work explicitly, mark unknown pricing as pending and reserve contingency only for genuine uncertainty.

Shower tile boxes exclude the water-management assembly

The shower calculator measures finish surfaces, cutting allowance and whole boxes. Waterproofing, substrate, drain integration, mortar, grout, movement accommodation, profiles, labor and testing remain separate, and wall and floor products should be calculated independently when their coverage or use differs.
