What does the renovation cost calculator calculate?

Multiply affected floor area by separate local rates for demolition, architectural finishes, and mechanical, electrical, or plumbing work. Add project-level design and permit fees once, then apply contingency. The model is an early budget, not a bid; structural work, hazardous materials, temporary housing, financing, tax, and scope changes require explicit allowances.

Separate area rates reveal which broad scope drives the early budget, while design and permit costs are added once. Contingency applies to entered work but does not substitute for defining omitted rooms, trades, products, or risks.

How to measure for an accurate estimate

  1. Measure only floor area affected by the stated scope and identify rooms that receive different levels of demolition or finish work.
  2. Create an existing-conditions inventory for structure, moisture, electrical service, plumbing, HVAC, windows, insulation, and hazardous-material concerns.
  3. Issue the same written scope, drawings, allowances, product quality, schedule assumptions, and owner responsibilities to every bidder.

  • Compare bids by scope, allowances, unit rates, exclusions, schedule, supervision, insurance, licensing, warranty, and payment milestones.

  • Reserve contingency for genuine uncertainty, then update it as investigations and design resolve risks instead of spending it on upgrades.

Common questions

Is renovation cost per square foot reliable?

It is useful for an early range only when the affected area and included quality are defined. Kitchens, baths, structure, systems, access, occupied work, and premium finishes do not scale evenly with floor area. Replace blended rates with specific assemblies and trade quotes progressively.

What should a renovation contingency cover?

Contingency covers unresolved conditions and reasonable uncertainty, not known work omitted from the scope. Its size should reflect investigation, design completeness, building age, access, market volatility, and contract structure. Track its use separately so upgrades do not quietly consume protection against hidden conditions.

Should design and permits be priced per square foot?

Not automatically. Design, surveys, testing, engineering, review, and permit fees often depend on project complexity, jurisdiction, valuation, and services rather than area alone. Enter known project-level amounts once and obtain written fee proposals as soon as the scope supports them.

How should I compare renovation bids?

Give bidders the same documents and require an itemized proposal with allowances, alternates, exclusions, schedule, payment milestones, insurance, licensing, warranty, and change-order process.
